JANUARY  is welcomed in with New Year's Resolutions. For many Dieting tops the list; for Sellers it should be Decluttering ~ also a Purging of excess. Many homeowners (myself included) walk a fine line between collector and hoarder ~ when is there too much of a good thing? We all know the familiar real estate motto: "Location, Location, Location" (an important part of the equation but should not be the sole basis of a home purchase); For Seller's (and Landlord's) the motto should be "Purge, Purge, Purge". Why?! A buyer has to be able to picture themselves in the home, that rooms and spaces have a purpose; turn-key and staged homes often offer the buyer the lifestyle they may be seeking. As the Selling (and Renting) Season approaches, with buyers hoping to close in time to take full advantage of the prime summer season, the time has come to get your home ready for viewing. Are you able to depersonalize your home in order to sell or rent? This is crucial so buyers/renters won’t have to look pass your personal items; often making it difficult for a Buyer to see the way it could be. Consider removing: Taste specific art and decor, Walls of Family photos, Trophies (unless an Oscar or Olympic Medal), Toys (store out of sight), Toiletries (make up, hair supplies, diapers, etc) should also be out of sight. Less is More.
